Start with the documentation, then compare the loan
Self-employment does not automatically rule out a conventional mortgage. A conventional review evaluates sustainable business income and supporting documents; it can include tax returns, transcripts and business analysis. Fannie Mae explains its self-employed borrower documentation framework. The number of years and exceptions depend on the applicable rules.
| Path | What the review starts with | What to clarify |
|---|---|---|
| Conventional / tax-return documentation | Documented personal and business income under the program’s rules. | Which years, schedules, adjustments and evidence of business stability are needed. |
| Bank-statement documentation | Eligible deposits in personal or business accounts over the required period. | Excluded deposits, expenses, ownership, business history and the lender’s income method. |
| Profit-and-loss documentation | A qualifying P&L prepared or supported as the lender requires. | Who may prepare it, the reporting period and whether statements or other records must support it. |
| DSCR for a rental investment | The property’s qualifying rent and payment under the lender’s method. | Business purpose, occupancy, property eligibility and the actual ratio definition. |
A bank-statement or P&L program changes the way income is documented. It does not remove credit, asset, property or repayment review. Compare the complete structure, including rate, fees, payment, term and any applicable prepayment provision.
How bank-statement income can be evaluated
Bank-statement programs can use eligible personal or business deposits over a specified period. As one published example, Angel Oak describes 12- or 24-month statement options and an expense adjustment for business statements. That is an example of a lender’s rules, not a universal requirement or a quote from AJ.
Account turnover and qualifying personal income are different things. Ask how transfers, borrowed funds, unusual deposits, business expenses and your ownership share are treated. The program’s documentation method must support the income being used.
Hypothetical arithmetic · 100% business ownership assumed
$240,000 of eligible business deposits over 12 months averages $20,000 per month. With an illustrative 50% expense adjustment, the starting income illustration is $10,000 per month.
The example assumes the deposits are already eligible and uses a chosen expense factor. A lender may accept a different amount, period or factor, and ownership and other adjustments can change the result. This is not a qualification result.
Before ordering extra accountant work, ask which records and expense treatment the proposed lender will accept. Keep the explanation tied to the actual business rather than assuming every dollar entering an account is income.
How a P&L route differs
A profit-and-loss statement shows business revenue and expenses over a stated period. An acceptable preparer and supporting records depend on the lender. For example, Angel Oak publishes P&L options with CPA/tax-preparer requirements and differing bank-statement support. A borrower-prepared spreadsheet alone should not be assumed sufficient.
For a separate hypothetical example, $240,000 of annual revenue less $150,000 of business expenses leaves $90,000 of annual net profit, or $7,500 per month before lender adjustments. That is a starting illustration, not a promise of qualifying income. Ownership, business stability, distributions, debts and program rules still need review.
Do not add this P&L income to a bank-statement estimate of the same business income. They can be alternative views of the same earnings. Ask the lender to explain which supported income amount is used and why.
Prepare a useful income file
- Business name, activity, ownership percentage and how long it has operated.
- Whether you are buying, refinancing or using equity, plus the property’s state and intended occupancy.
- Available personal and business statements, with account transfers identifiable.
- A current P&L and the contact information for the preparer, if available.
- Tax returns and supporting schedules if you want conventional financing compared.
- A high-level view of debts, cash for closing, reserves and any deadline.
Good business records help explain income and expenses. The IRS recordkeeping guide describes records that support business financial statements and tax reporting. Mortgage documentation and tax obligations are separate: using an alternative mortgage documentation route does not remove tax filing or recordkeeping responsibilities.
Ask AJ what to submit through the secure application process. A concise first conversation about the business and property can identify which documents to gather next.
Questions to use when comparing options
- What income is being used? Ask for the eligible monthly amount and the adjustments behind it.
- What is missing? Confirm the required history, acceptable preparer and remaining supporting documents.
- What does each loan cost? Compare the same amount, occupancy and term; look beyond the monthly payment.
- What changes later? Review adjustable or interest-only features if offered, and any applicable prepayment provision.
- Is conventional still viable? Compare it when the income file supports it. Alternative documentation is an option to evaluate, not an automatic upgrade.
For a business-purpose rental purchase, also read the DSCR guide. For your own home, begin with an owner-occupied mortgage review; the investor calculator does not answer that question.
Questions self-employed borrowers ask
Can I get a mortgage without using tax returns for income?
Some alternative-documentation programs evaluate bank statements or an acceptable P&L. The lender determines whether that route fits the borrower and property, and may still request additional records. There is no blanket approval based on deposits alone.
Are business deposits the same as my qualifying income?
No. The lender’s method can account for expenses, ownership and deposits that do not qualify. Use a documented calculation for the specific program.
Will a P&L loan always cost more or close faster?
Neither outcome should be assumed. Compare actual terms and document requirements for the proposed loan. An example or an earlier client’s result does not establish your rate or closing date.
